A replacement quote from us is one page with three numbers: architectural shingle, an upgraded shingle with a longer warranty, and standing seam metal for the houses where it makes sense.
We tear off to the deck rather than laying over the old roof, because that is the only way to see rot before it is sealed under a new surface. If the deck is sound we will tell you and it costs nothing extra.
What that usually includes
- Full tear off, no layovers
- Deck inspected and any rot shown to you before it is covered
- Ice and water shield at the eaves and valleys
- Magnet sweep of the yard and drive before we leave
